Hub provides general information and tools. Any regulated advice comes from the introduced adviser or firm under its own permissions and terms. An enquiry does not guarantee lender acceptance or insurance cover.

Plan the purchase before choosing the property

Your first home budget needs to cover more than the deposit. If you would like to discuss it in Malayalam, prepare a simple list of savings, monthly income and regular expenses. This English-language guide takes you from that first budget to questions for an adviser.

Keep purchase costs separate from the deposit

Allow for legal work, surveys, moving costs and property tax where applicable. Leave room for costs after moving in, such as repairs and insurance. The Hub deposit calculator and first-time buyer guide can help you organise a starting budget; they do not establish mortgage eligibility.

Understand what an agreement in principle tells you

An agreement in principle gives an initial indication of possible borrowing using the lender’s process and the information supplied. Ask whether a credit search will be made and what kind. It is not a mortgage offer or a guarantee that a particular property will be accepted.

Before making an offer

Ask the adviser to explain the expected monthly payment, fees, mortgage term and any early repayment charge in Malayalam. Confirm how the estimate changes if some income is excluded or the available deposit is smaller than expected.

Once a property is chosen, the lender’s valuation and a buyer’s survey serve different purposes. Ask your conveyancer about legal stages and commitments, which differ across the UK.

Make the first conversation useful

Bring income evidence, bank statements, details of debts and the source of your savings or gifts. Write down the parts of the process you want explained. Check adviser permissions, lender access, charges and Malayalam availability before requesting a personal assessment.

FAQ

Frequently asked questions

Can I treat an agreement in principle as a mortgage offer?

No. The lender may still need to assess documents, affordability, credit information and the property before deciding whether to issue an offer.

Is the lender’s valuation a detailed survey for me?

Not usually. Its purpose is to help the lender assess the property as security. Ask about a separate survey suited to the property and your needs.
